Leveraging the real estate management experience and know-how it has gained over the years, Tokyu Property Management has been striving to gain contracts to provide property management services for real estate owned by the Tokyu Group and third-party organizations. The company manages numerous offic-es and commercial facilities, primarily in Shibuya and other parts of the Tokyu area. We strive to increase the value of the property by providing the building owners, investors, or other outsourcing parties with comprehen-sive building management s e r v i c e s t h a t i n c l u d e everything from equipment management, cleaning, and security to carrying out repair and improvement work, recruiting tenants via the Tokyu Group’s broad network, and formulating medium- to long-ter m repair plans and annual management plans. Reflecting growing interest in increasingly diverse ways of working, we offer corporate member-ship-based satellite shared offices that provide a convenient and comfortable place for people to work, either close to their homes or in the heart of the me-tropolis. We are developing a business tailored to the needs of companies introducing teleworking, which want to increase the efficiency of operations, secure personnel, reduce head office costs, and avoid con-gestion while commuting. As of July 1st 2025, our nationwide shared office network numbered 894 offices (140 directly managed offices, 117 partner offices, another 12 hotels, and 635 partner private booths), with more than 300,000 people at around 450 corporations registered as members. With a hybrid of office-based work and teleworking becoming mainstream, we plan to expand our network not only in the Greater Tokyo area, but also in other provincial cities across the country, aiming to provide places to work throughout Japan and to eliminate the shortage of meeting facilities.Centered on Shibuya, where the Tokyu Group is based, we are seeking to maximize real estate value by developing, renting, and operating buildings of various functions and sizes, and also via the effective utilization of holdings including railway land.Based on our brand purpose “An exciting world from Shibuya,” we are engaged in office development and management in Shibuya aimed at supporting the development of both industry and culture in partner-ship with the people of Shibuya.Our holdings in Shibuya include large building complexes such as Shibuya Scramble Square, as well as Shibuya Stream, Shibuya Axsh, Shibuya Hika-rie, Cerulean Tower and Shibuya Mark City. These not only provide high-grade offices but also invigorate the area through their com-mercial and cultural facilities. I n A p r i l 2 0 2 5 , w e opened SHIBUYA WayP, a flexible office space right opposite Kitaya Park that meets the growing need for small offices arising from increasingly diverse work styles. We are also actively pursuing building projects in other areas of central Tokyo. One leading example is Tokyu Capitol Tower, a high-rise complex directly linked to Tameike-sanno Station that includes offices boasting advanced security functions, out-standing views, and excellent use of daylight, in a building that also houses the luxury Capitol Hotel Tokyu.
