Diverse initiatives in the Shibuya area22SHIBUYA AXSH has been selected as the name of the Shibuya 2-chome district 17 redevelopment project. The name reflects the hope that this facility will, as the node where Aoyama intersects (X) with Shibuya, spark off exchanges between the diverse array of people passing through it. Additionally, in the sense of the Japanese word akushu, meaning handshake, the name expresses the intention that this complex should gen-erate new value through connections and intermingling between different people and cultures here. We are equipping this building with vertical con-nections that resolve the topographical challenges of Shibuya’s hilly terrain, and decks connecting it to neighboring districts, thereby providing commercial premises and open spaces where people can gather to relax. In doing so, we aim to ensure that this build-ing will become a lively new hub in the area around Shibuya Station’s East Exit, by transforming it into a place where people can stop, rest, and enjoy a meal. Principally featuring restaurants and cafes, the first and second floors will be seamlessly linked to pub-lic squares around the site. The wellness-themed third and fourth floors will support efforts to improve produc-tivity and creativity by providing services that enhance workers’ physical and mental health that are currently lacking in the Shibuya area. Floors 5 to 23 will consist of high-grade office space conveniently linked to the station. In pursuit of sustain-able urban development that contributes to a zero-carbon society, we are actively implement-ing energy conservation measures. Adding to the Establishment of Shibuya StartupsIn February 2023, we founded Shibuya Startups KK in partnership with Shibuya City, Tokyu Land Corporation, and GMO Internet Group Inc. as an organization for nur-turing international startups. Its goal is to build an interna-tional startup community in Shibuya by attracting a diverse array of companies and talent to the area from overseas, and providing support enabling startups to grow and achieve success on the global stage.SHIBUYA AXSHOpening the first half of FY2024 (planned)Total floor area: about 44,500 m2Courtesy of the Urban Renewal Association for the Shibuya 2-chome district 17 RedevelopmentZEB Oriented certification already conferred on the de-velopment, the office portion has been certified as ZEB Ready under the Building-Housing Energy-efficiency Labeling System (BELS).Implemented via a partnership between the Tokyu Group and L Catterton Real Estate, this project features a com-plex with 34 above-ground floors and 4 basement floors, which will be positioned as the node where the vibrant energy of Shibuya intersects with the serene residential streets of the Shoto district and the unique culture of the Okushibu “Deep Shibuya” area. The project aspires to create Tokyo’s newest urban retreat, providing a sanctu-ary of peace and relaxation amid the bustle of the city. Internationally acclaimed Norwegian architecture and design firm Snøhetta has been appointed to handle the architectural design, as it specializes in creating sustainable conceptual spaces tailored to the surround-ing scenery and landscape. The hotel will be the first foray into Japan by The House Collective, Swire Hotels’ contemporary luxury brand. Aiming to become a new Shibuya landmark, the de-velopment will be integrated with the Bunkamura cultural complex and will include retail offerings for sophis-ticated lifestyles, a world-class small luxury hotel, and rental residences tailored to a high-quality urban way of life.With a view to achieving the project’s stated sustainable development goals, we will also pursue international cer-tification focused on the envi-ronment and sustainability.SHIBUYA+FUN PROJECTWe belong to two public-private coopera-tive bodies working to develop Shibuya’s appeal as a neighborhood: Shibuya Area Management Council and Shibuya Station District Area Management. English-speaking staff are on hand at all times to provide information about Shibuya Station and its environs.
